Nextdoor Ad Creative Best Practices for GTA Realtors
The neighborhood-first ad formula I use to help real estate brokers stand out on Nextdoor — personalization, catchy creative, and effortless contact.
1. Personalize to the neighborhood
Nextdoor users scroll a hyperlocal feed. Generic city-wide ads get ignored. Name the neighborhood in the headline ("Just Listed in Leaside") and reference a landmark, school district, or recent sale to signal you actually know the block.
2. Lead with a catchy visual
Use one strong hero image — a bright exterior twilight shot, a clean staged living room, or a candid photo of the agent in the neighborhood. Avoid stock photography and text-heavy graphics; Nextdoor's feed rewards authenticity over polish.
3. Write copy like a neighbor
Skip the corporate tone. Short first-person copy ("I just helped a family down the street sell in 9 days") outperforms broker-speak. End with a specific offer: free home valuation, upcoming open house, or a market snapshot for the postal code.
4. Make contact effortless
Every ad should give neighbors one obvious next step — a WhatsApp link, a phone number, or a single-question form. Multi-step landing pages tank conversion on Nextdoor. The lower the friction, the higher the reply rate.
5. Test weekly, iterate monthly
Rotate two creatives per week and track which headline, image, and offer combination earns the most saved posts, comments, and DMs. Kill anything that underperforms after 7 days — Nextdoor rewards fresh, active advertisers.
